Estimates and scheduling
What information helps with an asphalt paving estimate?
The project address, surface type, approximate square footage, photos, drainage concerns, traffic type, timeline, and whether the project is new construction, resurfacing, sealcoating, striping, or repair.
Can you estimate from plans or takeoffs?
Yes. General contractors, developers, and property managers can send plans, takeoffs, photos, and site notes through the estimate form.
Do you need to visit the property?
Not usually for new construction when plans are available, but most other projects benefit from a site visit because existing conditions, access, and traffic flow affect the scope and price. A site visit also lets us take reference measurements and evaluate the property firsthand.
How long does paving take?
Small repair and maintenance projects may be quick, while large parking lots, roadways, or reconstruction scopes need more scheduling. Weather, access, and curing time can affect timing.
Asphalt paving
What is mill and overlay?
Milling removes the damaged top layer of asphalt before a new asphalt overlay is installed. It can restore surface condition when the base is still suitable.
When is full replacement needed?
Full replacement may be needed when the base has failed, drainage is causing recurring damage, or the pavement is too deteriorated for overlay or surface maintenance.
Do you pave driveways and parking lots?
Yes. Emerald Coast Paving handles driveways, parking lots, private roads, access lanes, and commercial or residential pavement improvements.
How soon can a paved surface be used?
Timing depends on pavement type, thickness, weather, and traffic load. The crew will give project-specific access guidance before the surface is opened.
Maintenance and repair
When should asphalt be sealcoated instead of repaved?
Sealcoating is preventive maintenance for asphalt that is still structurally sound. If there are widespread failures, base issues, drainage damage, or major potholes, repair or resurfacing may be a better fit.
What does parking lot striping include?
Striping can include parking stalls, accessible spaces, fire lanes, directional arrows, pedestrian markings, curb markings, and traffic flow updates.
Can potholes be repaired without replacing the whole lot?
Often, yes. Targeted patching can address potholes or damaged areas, but repeated failures may point to base, water, or drainage problems that need a larger repair.
Do you repair washout or sinkhole-related pavement damage?
Yes. We will need to perform a site visit to identify the potential root cause. It is worth noting that in these cases our initial estimate is typically for root-cause exploration and basic repair, with additional discussions after a root cause (if any) are identified.

Our main equipment yard is in Santa Rosa Beach, but we regularly serve the entire Florida Panhandle. Because our work requires us to perform site visits, we don't operate a walk-in office.

Emerald Coast Paving regularly serves communities from Pensacola to Panama City and works throughout the Florida Panhandle, including nearby coastal and inland markets. Do you handle commercial and residential paving?
Yes. The team works on commercial parking lots, private roads, public parking areas, HOAs, condos, driveways, concrete surfaces, and maintenance projects.
Do you work around business hours or property access needs?
Scheduling is coordinated around the property, traffic, weather, and access needs so owners and managers can plan around the work. While work can be completed on weekends and overnight, there are typically additional costs. We will work with you to find the best solution.
